2022 Realtors’ Home Color Predictions, LCT Team - Parks, Franklin, TN

The colors of the year have now been announced by national paint companies and we are going to share the LCT Team – Parks 2022 exterior and interior home color predictions.

2022 Home Colors Of The Year

Each year is it fun to see national paint companies share their colors of the year.

Beginning with Sherwin Williams, an online site Rejuvenation says “in a climate where the anxieties and stress of the worldwide pandemic have yet to fade, color experts have found that homeowners and designers are turning to shades of green to help make their spaces feel more grounded and secure. Naturally, Sherwin-Williams found their 2022 inspiration in Evergreen Fog (SW 9130), a versatile and calming hue of green-meets-gray, with just a bit of blue.” Click here for more inspiration on this color from Sherwin Williams.

Benjamin Moore has also jumped on the green trend. “Make room for creativity with October Mist 1495, the Benjamin Moore Color of the Year 2022. This gently shaded sage quietly anchors a space, while encouraging individual expression through color,” their website shares. “October Mist, is harmonious yet diverse, reliable yet whimsical, and meditative yet eclectic. With its endless number of invigorating combinations, this palette provides effortless harmony for any paint project, and every design style.”

Behr has also selected a shade of green called Breezeway which they describe as “a relaxed and uplifting sea glass green expressing peace and tranquility for forward movement.” Click here for more info.

LCT Team Interior Color Prediction

Shades of green are all well and good but the LCT Team – Parks is pretty unanimous in leaning toward shades of white for interior colors. This was actually recommended by a home staging expert we featured on the blog here.

Realtor Maile Misajon sees a more creamy white for interiors with accents walls of greens and burnt oranges. She does think taupe neutrals are trending strong in room colors.

Some of her favorite whites are Sherwin Williams Alasbaster and Benjamin Moore White Dove.

Grays are definitely trending out says Realtor Lisa Culp Taylor. “It really is fun to see the history of how color has changed each decade. I see home interiors leaning away from gray toward clean whites like a Sherwin Williams Shoji White and accomplishing color through art and accessories,” she said.

“Gray fatigue” is what Realtor Margaret Orton calls the past several years of this color dominating the scene.

“I’m definitely seeing the light/white trend going strong for interiors and exteriors. It provides a nice blank canvas for decorating. Layering light tones also has a nice effect using sand, beige or light-light blue,” she said. “One paint color getting rave reviews is Sherwin Williams Ice Cube. The hint of seaglass color creates a calm atmosphere wherever it is used.”

Margaret agrees with Maile on the focal wall idea with the fourth wall of a lighter room using a dark gray, black or deep blue.

Exterior Home Color Trends

One trend running rampant in Middle Tennessee is painting brick whether a solid white, mortar rub or smear which the team says to be very cautious about.

“Clearly there are some brick homes which really need this updating. However, you don’t want to be jumping on this trend and lose your home’s uniqueness or individuality,” said Lisa Culp Taylor. “If your neighbor has painted their home, don’t be the fourth in a row. Understandably, when you are adding on it is hard to match brick. That’s when a Hardie board, board and batten, is a nice solution.”

In Tennessee, you’ll want to avoid exterior painting in early spring due to an abundance of pollen. Be sure to work with a paint company that thoroughly cleans and preps the home. Late summer and fall before the weather turns is the optimal time. Exterior paint requires an ambient temperature of about 50 degrees.

One final bit of advice the team offers is to neutralize your home’s interior color before listing it for sale, even in this market, to help earn the price you want. And, always, always take your Realtor’s advice and price it right. The team has several recent examples where the home was priced right and ultimately earned above asking.
